RENTAL EXPECTATIONS

Please Please Please  LEAVE THE STUDIO AS CLEAN AS POSSIBLE! Treat it like it is your own.

  • NO SMOKING or vaping

  • No fire or flames allowed inside or outside the building.

  • No glitter or confetti. Large scale confetti is allowed with the agreement that it will be completely cleaned up and thrown away.

  • No pets inside (UNLESS given special permission)

  • No illegal substances in or around the studio.

  • Cake smashes are allowed but must be fully cleaned up. Must have a tarp or something between the wood floors and the cake. You MUST sweep and Swiffer after this, no exceptions.

  • No use of nails, screws, hooks or tacks to hang things to the walls. Please use command strips, tape, or mounting putty. (not provided)

  • Do not drag the furniture across the floor of the studio. Pick it up to move it.

  • Before leaving the space, please return everything to how it was when you entered the studio. Turn off lights, close windows and make sure you lock the studio and the outside door. Try and leave it cleaner and nicer than you found it.

  • There is a shared kitchen and bathroom in the building. The bathrooms may be used by the renter and their clients. PLEASE make sure you be respectful of the other businesses in the building. The kitchen area may be used to get water, clean up, etc. MAKE SURE TO COMPLETELY CLEAN UP AFTER YOURSELF IN HERE.

  • Do not throw any trash in the bathroom or kitchen. Please take garbage bags with you and dispose of them at your own residence or in the dumpster on the east side of the building.

  • If we find damage to any furniture/props/backdrops/etc., the booking party responsible will pay for repairs and/or be asked for reimbursements. Any damage or mess will result in a $75 fine IMMEDIATELY.

  • You may bring additional equipment and props into the space if you take them with you at the end of your time slot. You may not leave anything at the studio. If you do leave something there will be a $25 pick up fee for you to come and get it from the studio.

    **FAILURE TO COMPLY RESULTS IN A $75 FINE!

  • Sweep up any debris from your session. (Swiffer if it is needed). A light sweep of the space in mandatory before you leave.

  • Throw away any and all trash and taking the garbage bag with you. There is a dumpster on the east side of the building

  • Put props away neatly where you found them. This includes blankets, rugs, pillows, chairs, plants, etc.

  • Put chairs, couch, stool and benches against the walls in an orderly manner. Preferably where you found them when you first arrived.

  • Turn off lights and close all windows before you leave.

    **FAILURE TO COMPLY RESULTS IN A $75 FINE!

    **LOCK BOTH THE STUDIO DOOR AND THE OUTSIDE DOOR TO THE BUILDING. JUMBLE UP LOCK CODE SO THAT IT ACTUALLY LOCKS. LEAVE KEY IN THE LOCK BOX. – If you lose either key it is a mandatory $850 fee to re-key the entire building. PLEASE PLEASE PLEASE DO NOT TAKE THE KEY WITH YOU!!**

HOURS OF OPERATION

  • The studio is open Monday-Sunday (7 days a week) from 7:00 am to 9:00 pm. Please make sure to do research on sunset and sunrise time to assure you are renting the space when the light is best for you. There will be no refunds for insufficient lighting due to weather or sunrise/sunset times.

    TIME IN THE STUDIO

• Set up and tear down MUST be done during Renter’s time slot, so book accordingly. Please allow enough time to set up and break down in order to be out of the studio before the studio time is up. This is a courtesy to us and the next guest!

• The Renter’s key lock box code is only good for that day and time. The code is changed between clients. You will receive an email with a lock code and instructions the week before your scheduled booking.

• If a Renter, or renters’ client is late to the studio, a refund will not be given. Please make arrangements to arrive on time or reschedule ahead of time. Your booking is for the desired timeslot. For example, 9-10am.. NOT FOR AN HOUR. If you are late to your time slot that comes out of your booked time. You are still required to leave at 10am.

• Renter will automatically be charged for an additional hour if they fail to leave when their time slot is over. If a renter wishes to add more time during their session, they may check the website for availability and add more time if there isn’t a guest booked for the next time slot.

REQUIREMENTS FOR BOOKING

• Renters must agree to all of these rules and policies, which is considered our “Renter’s Agreement” at checkout. They must respect and follow the policies listed on this page and they must pay in full online in order to lock down desired booking time slot. By booking a timeslot you are entering into this binding contract to follow these rules.  Booking is first come, first serve and we reserve the right to cancel or deny a booking request if a contract is not signed or if the explanation for booking is not valid.

• No refunds will be given due to unfavorable lighting conditions because of weather or time of day.

• Up to 20 people are allowed in the space at a time.

PAYMENTS

Payments are to be made in full online at the time of booking in order to secure your time slot. Renter’s credit card information will not be shared and will only be used to pay for their booking. If there is damage to the space, or rules are not followed you will be contacted about it and then charged to this card. No charges will be made without communication first.

CANCELLATIONS

  • A full refund will be issued when cancellations are made 1 week before the scheduled time slot

  • At least 48hrs notice must be given to receive a 50% refund. The other 50% will be taken as a cancelation fee.

  • There will be no refund given if canceled within 48hrs of scheduled time slot.

PARKING

  • Parking is available in the front of the building, at the bottom of the outside stairs, or in the back (during weekday business hours). There is plenty of parking for both clients of the space and their guests. Please do not leave valuables that may be stolen in a parked car during your time in the studio. Los Alamos is overall safe, but it is best to be smart. Muse Studio/Samantha D’Anna photography is not responsible for any theft or damage to Renter’s vehicle.

    LIABILITY

  • Muse Studio/Samantha D’Anna Photography is not responsible for any theft, injury, or other incidents of Renter or their party during the rental. It is the renters responsibility to be insured and have proper coverage.
